Can I reach you after hours?
Yes. We provide an emergency contact for urgent maintenance or safety issues, while routine inquiries are handled during normal business hours to ensure timely, professional responses. -
Can you put the money directly into my account?
Yes. We offer secure direct deposit for owner disbursements so rental income is transferred reliably and on schedule. -
Do I get to see the lease or sign it?
Management discusses the terms of the lease with the owner prior to it being drafted. We handle lease administration and signing on your behalf, ensuring proper lease administration and legal compliance. -
Do you sell real estate too?
No, we ONLY manage properties. If you’re interested in buying or selling investment property, we can discuss integrated real estate options or refer you to our trusted sales partners. -
How and when do I get my checks?
Owner disbursements are issued on a regular schedule—typically after rent is collected and expenses are reconciled—via direct deposit, with transparent statements for every payout. -
How is rent collection handled?
We manage rent collection using multiple payment channels, including online payments, to maximize on-time rent. Late payments are enforced according to lease terms and our consistent collections process to protect your revenue stream. -
How long of a lease do you sign?
Lease length is tailored to market conditions and owner goals; standard leases are often 12 months and 24 month are preferred. -
How much security deposit do you charge the tenant?
We normally require the deposit equal to 1-months rent, unless otherwise specified. For certain credit challenges, we may require increased deposits. We recommend and administer deposits sized to protect owners while remaining competitive for quality tenants. -
How soon can you start managing my property?
We can begin management as soon as agreements are signed. Our onboarding process is designed to be efficient so marketing and tenant placement start promptly. -
What type of properties do you manage?
We manage a broad range of assets—single-family homes, multi-family units and condo/townhomes—applying consistent lease administration, maintenance, and financial reporting practices. -
What type of reports do I get and how often?
Owners receive regular financial statements detailing rent collected, expenses, maintenance activity, and owner disbursements. Additional customized reports are available on request to support portfolio oversight and tax preparation. -
Who holds the tenant security deposit?
Security deposits are held in a dedicated account in accordance with Texas Real Estate Commission guidelines. We manage deposit accounting, documentation, and lawful disbursement at lease end per the contract.
