Can you hold a place before I apply?
No. Properties are typically rented on a first-come, first-served basis once a completed application and required fees are received. To secure a rental quickly, submit your application and payment through our online tenant portal; tentative holds are only considered with a completed application and fee, subject to the property's specific policy. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. Our lease contract requires a security deposit on or before the execution of the lease. The first month's rent will be payable 3 business days prior to lease commencement date. We do not require a last month's rent. Check the listing or lease for exact move-in charges and approved payment methods. -
How old do you have to be to apply?
Applicant(s) must be of legal age to enter into a lease agreement, generally 18 years or older, and must provide valid identification during the application process. Additionally, we require an application for all other parties 18 or older who will occupy the property. -
Is the deposit refundable?
Yes—security deposits are generally refundable if the lease terms are met and there is no damage beyond normal wear and tear. Deductions may be made for unpaid rent, repairs, or cleaning. Refunds and itemized statements are processed per state law and our lease guidelines. -
Who needs a cosigner?
A cosigner (guarantor) may be required if an applicant does not meet income, credit, or rental history qualifications. Cosigners must live locally and must meet the same financial & screening requirements and sign a guarantor agreement and the lease. -
You have a property I want to rent. How do I apply?
Apply online through our tenant portal or in person. A complete application, application fee, proof of income, government ID, and authorization for background/credit checks are required. Applying online accelerates screening and lease administration. -
How do I pay rent?
Rent is accepted through our tenant portal (online payment/ACH), automatic bank transfer where available. Electronic payments are preferred for timely posting; late fees apply as specified in the lease. -
I want to get a pet. What do I do?
As an existing tenant, you should review your lease’s pet policy and you must contact management and gain written approval prior to acquiring a pet. Approved pets usually require a pet application, vaccination records, and may incur a pet deposit or monthly pet rent. Breed, size, or species restrictions may apply. We use petscreening.com for pet approval. -
I want to move out, but my roommate wants to stay. What do I do?
Leases often hold all tenants jointly responsible for the full term. If one tenant leaves, the remaining tenant must qualify independently or a replacement must be approved and added to the lease. Contact management to discuss details or additional options. Additional fees may apply. -
My lease expiration is coming and I want to move out. What do I do?
Provide written notice of intent to vacate according to the notice period in your lease (commonly 45–60 days). Review move-out instructions, scheduling for final inspection, and key return procedures in the lease or via the tenant portal to ensure proper processing and deposit refund. -
Who is responsible for paying for repairs & maintenance requests?
CSW coordinates routine maintenance and repairs as part of property management; tenants are responsible for damage caused by negligence or misuse. Submit all maintenance requests through the tenant portal for tracking and timely resolution; emergency repair procedures are listed in your lease.
